Booking Conditions:

Provisional bookings become firm upon acceptance, the return of the booking form and receipt of 25% deposit.

The Balance Payment is due 8 weeks prior to the arrival date.

For Card payments or Payment by PayPal the Balance Payment is due 4 weeks prior to arrival date.(ie. via our online payment link) Non payment by the due date will be treated as cancellation.

In addition a Damage Deposit of £200 is also payable at this same time.

We aim to return this deposit within 1 week after the stay, provided no significant damages occurred.

We reserve the right to withhold part or all of the deposit / Damage Deposit if the booking conditions are not observed.

AVAILABILITY OF ITEMS AND SERVICES From time to time some items or services may not be available due to circumstances beyond our control. If this is the case, we will endeavour to rectify this as soon as possible. However, please note that we will ordinarily not compensate except in special cases. (for example we will not compensate if the WiFi or Phone is out of service)

CANCELLATION In the event of cancellation, please advise us immediately. If the cancellation takes place more than 4 weeks prior the rental period, guests will receive a return of 50% of the Balance Payment; if the cancellation takes place up to 2 weeks before the rental period a refund of 25% of the Balance Payment is made. The Booking Deposit is not refundable. In the case of cancellation the Damage Deposit is always refunded in full.

ARRIVAL AND DEPARTURE The property is available from 4.00pm on the day of arrival to 10.00am on the day of departure.

GUEST NUMBERS The number of people occupying a cottage must not exceed the number stated without written approval from us.

CLEANING, DAMAGE, BREAKAGES The barn should be left clean and in the same condition as found. An. Any breakages should be reported and we reserve the right to charge for any non-trivial damage. Please ensure that all washing up is done, machine emptied and bins are emptied in the outside bins provided. We reserve to deduct an additional cleaning charge from the deposit if the property is left in an unreasonable condition!

WiFi - Fair Use Free WiFi rong>is provided for our guests. It is not permitted to use this connection for streamin video/audio or large file downloads. It is provided for email and internet browsing use only.

PETS We regret that pets are not allowed on the property.

CHILDREN The property is not very suited to young chidren. please discuss with owner.

SMOKING is not allowed in or on the property.

In the unlikely event of the property being unavailable for reasons beyond our control, e.g. fire damage, we will endeavour to find similar alternative accommodation or give a complete refund. No further liability will be accepted.

The use of accommodation and amenities is entirely at the Hirer's risk and no responsibility can be accepted for injury, loss or damage to the Hirer or the Hirer's companions or guests.
